Remember these are medians across the whole year: expect peak summer weeks and event weekends to price meaningfully above these numbers, and late-fall or winter stays to come in below them. Two more notes on reading this honestly:

- Platform service fees: here’s the one you can actually avoid. Airbnb and Vrbo add a guest service fee — often 12–15% of the booking — that goes to the platform, not the home. Family of five, one week in July. 3BR cottage, short walk to sand — summer prices above the ~$230 median, call it ~$280/night: about $1,960 in rent + $250 cleaning + tax ≈ around $2,400 total — with a kitchen doing the work of hundreds of dollars in restaurant meals (though save a few nights out for our favorite local spots).
Three-family group of 14, summer week. 6–7BR home sleeping 16 at ~$650–$750/night in season: roughly $4,500–$5,300 in rent + $450 cleaning + tax ≈ $5,500–$6,300 total — about $400–$450 per person for the entire week.
How to Pay Less (Honest Tips)
- Book direct. Skipping platform service fees is the single easiest saving — same home, same dates, lower total.
- Go shoulder season. Late September beach weather is nearly identical to July’s, at a meaningfully lower rate.
- Right-size the home. Sleeps-16 homes are spectacular, but if you’re six people, a 3BR three blocks back delivers the same beach at a fraction of the price.
- Watch minimum stays, not just rates. Peak weeks often require 5–7 nights; shoulder season minimums drop, which helps weekend trips.
- Ask about gaps. Short unbooked gaps between reservations sometimes price attractively — flexible travelers benefit.
