Referral Program Terms and Conditions

Nomad Hospitality’s Referral Programs allow eligible participants to earn referral compensation by referring new vacation homeowners to Nomad Hospitality. Participation in these programs is subject to the terms and conditions below.
Eligibility
Real Estate Agent Referral Program:
- Must be a licensed real estate professional in good standing
- Must hold an active real estate license in Florida
- Must submit referrals in good faith with genuine business relationships
Homeowner Referral Program:
- Must be a current or former Nomad Hospitality property owner
- Property must have been managed by Nomad Hospitality
Vendor Referral Program:
- Must be an active service provider, contractor, or vendor
- Must be licensed and insured where applicable
- Must have a legitimate business relationship with referred parties
Referral Process
To participate, submit the property owner’s name and contact information (email address, telephone number, and/or mailing address) through our referral submission form.
If the referred property owner signs an agreement with Nomad Hospitality to manage their property as a vacation rental within twelve months after you submit their information, and all other terms are fulfilled, Nomad Hospitality will initiate payment within 30 days from the date the property becomes live and available to receive bookings.
Commission Structure
Real Estate Professionals (Tiered Structure – 12 Month Period):
- First successful referral: $1,000
- Second successful referral: $1,500
- Third successful referral: $2,000
- Fourth and subsequent referrals: $2,500 each
Your commission tier builds over 12 months from your first payout. After 12 months, the tier resets and you start again at the $1,000 level.
Property Owners:
- $1,000 flat rate per successful referral
Vendors and Service Providers:
- $1,000 flat rate per successful referral
Payment Terms
Referral compensation will be paid within 30 days after the referred property goes live and is available to receive bookings on nomadhospitality.co.
Nomad Hospitality reserves the right to not compensate a referrer if the referred property owner terminates their agreement within 30 days of the property being available to receive bookings.
Only properties located in Jacksonville Beach, Atlantic Beach, Neptune Beach, Ponte Vedra Beach, and surrounding Duval and St. Johns County areas are eligible for the referral programs.
Multi-unit properties are excluded from the referral program.
Documentation Required
To receive referral compensation, you must complete:
- W-9 tax form
- Payment Authorization Form
- Any other documentation reasonably required by Nomad Hospitality
If you wish to receive payment via check, include a mailing address in your W-9. For direct deposit, provide a voided check or bank letter confirming routing and account numbers.
Multiple Properties and Multiple Referrals
If a referred property has more than one owner, only one owner will be treated as the primary contact for referral purposes.
You may earn additional referral compensation for each additional separate property owned by the same person, excluding multi-unit properties. These additional referrals can occur all at once or over the 12-month eligibility period.
If more than one person refers the same property owner to Nomad Hospitality, we will issue referral compensation to the person who, in our sole discretion, was first to submit the referral.
Disclosure
Nomad Hospitality may disclose to the referred property owner the identity of the person who submitted the referral.
Tax Consequences
You are responsible for any tax consequences that arise from receipt of referral compensation.
Good Faith Policy
Nomad Hospitality may withhold or refuse to pay a referral if we believe, in our sole discretion, that you are acting in bad faith or contrary to the intent of the programs.
Examples of bad faith include:
- Submitting names of owners to which you have no genuine relationship or connection
- Submitting referrals for properties owned or co-owned by family members or business partners
- Providing false or misleading information
Changes to Programs
Nomad Hospitality may make changes to these terms and conditions, or suspend or terminate the programs, at any time without prior notice.
However, to the extent permitted by law, Nomad Hospitality will honor any referral that has met all eligibility criteria as of the date any change, suspension, or termination takes effect.
If we modify these terms, the changes will be posted on this page and will be effective upon posting. Continued participation in the programs following any modification constitutes consent to such modification.
