From Dirt to 5-Star Stays: What Full-Service Vacation Rental Management Really Looks Like

We’re located in one of the largest golf destinations in the United States, so when we launched our newest property, Golfers Paradise, the theme felt obvious.

What most people don’t realize is that this home didn’t start as a rental.

Only a few years ago, it was a plot of dirt. Golfers Paradise is part of our first ground-up development project — four luxury townhomes we built from scratch in Jacksonville Beach. We purchased the land four years ago with the intention to develop and sell. When the market shifted and those homes didn’t sell as planned, we did what we do best.

We repositioned them.

We transformed them into luxury vacation rentals — with Golfers Paradise being the latest launch.

When we say “full-service vacation rental management,” we mean it. For us, design doesn’t begin with throw pillows. It begins with land acquisition, construction drawings, grout color, tile selection, and fixture decisions. Interior design is just the final layer.

This is what building — and managing — a high-performing short-term rental actually looks like.

Our Strategy: We Think Like Investors Because We Are Investors

Before a single piece of artwork goes up, we ask:

  • Who is this home for?

  • What makes it competitive in this specific market?

  • What seasonality should we design and price for?

  • How will this photograph?

  • What will make it memorable enough to drive repeat bookings?

  • What nightly rate should this asset command long term?

We aren’t just property managers. We are investors embedded in Jacksonville.

The majority of our earliest properties were purchased by us through raising investor funds. We identified run-down properties, renovated them (often full gut renovations), furnished them, and launched them as high-performing vacation rentals. We don’t manage from theory. We manage from ownership.

For Golfers Paradise, we leaned into a golf-forward concept because of its proximity to TPC Sawgrass, the luxury build quality, and the type of guest it naturally attracts during events like Players Week. The scale of the home allows it to comfortably host multiple groups — making it ideal for golf trips, corporate travel, and large family stays.

For us, design isn’t decoration. It’s positioning.


Design That Performs

Because we build and renovate from the ground up, design for us starts long before furniture arrives.

We consider:

  • Tile selections and grout colors

  • Cabinet hardware and plumbing fixtures

  • Paint tones under different lighting conditions

  • Durability and maintenance requirements

  • How guests will physically move through the space

Only then do we layer in interior design:

  • Cohesive theme and branding

  • Thoughtful artwork and styling

  • Durable, guest-ready furnishings

  • Functional layouts for groups

  • Luxury touches that elevate the experience

We are pros at sourcing — from Wayfair, IKEA, to local furniture stores, and yes, even Goodwill (literally the best frames around)  — because we understand how to stretch a design budget without sacrificing aesthetic impact or durability. We’ve worked across a wide range of investment budgets and know how to make the numbers work for the space.

A well-designed property doesn’t just look beautiful.

It photographs better.
It books faster.
It commands stronger nightly rates.
It earns better reviews.


Renovation & Repositioning Services
